Saint-Gouéno is located north east of Loudéac in Cotes d'Armor. This area has a lot to offer, from the famous Thursday morning market at Lamballe to the beaches of the Brittany coast only 30 minutes away. To the southwest lies the Loudeac Forest, once part of the great forest of Brocéliande, where there are marked trails for woodland walks. Rivers provide fishing and canoeing.

SAINT GOUÉNO AREA

Large house and attached outbuilding, for renovation.

Land of 1.37 hectares including woodland

The main house consists of three floors, including the attic which has plenty of headroom to make into further bedrooms. There is a central staircase. Downstairs has two large rooms, one with a stone fireplace. The floor to one side is concrete, to the other, earth. The main building is a large house, presently open-plan, for conversion to at least 4 double bedrooms, bathrooms, etc upstairs and a large living room, kitchen & dining room downstairs.

The house has electricity and water (from a spring), although mains water has recently been installed near to the house. There is no septic tank but lots of room to install one.

Adjacent and attached is an L-shaped building, at least as big as the main house, again ready for conversion into one or two separate properties. It was used until recently as a stable. At the far end of this building is an original bread oven, with its own chimney. This building also has an attic that could be easily converted. The potential as several holiday homes is therefore great.

Behind the house is a lean-to and a separate entrance to the attached L-shaped building.

Two and a half acres of land (1.37 hectares) at the side and back of the house, including a wooded area. There is a spring in this wooded area, with an underground reservoir/tank. A group of neighbouring farmers has a right to use this reservoir (servitude de puisage) and therefore would need right of access, but this is not seen as a problem, as written into the agreement is a requirement from them to maintain any access.

The house is in very good condition externally, but some internal timbers to the downstairs ceiling supports would need replacing. All the floor supports are the original oak beams. The roof would need to be re-tiled, although the A-frames to the roof are good.The building is in need of renovation but when finished will provide 4/5 bedrooms. 30 mins from the coast.
